When is Facade Impregnation Necessary?
A facade is exposed to various weather conditions every day. Rain is especially problematic. Over time, the facade becomes porous and rainwater can penetrate into the interior walls of your home. The result? Annoying damp spots. And usually, you have no idea where they’re coming from.
That leaky facade needs to be addressed, of course. Moisture problems are not to be taken lightly. They can affect the building material of your facade and compromise the stability of your home. Moreover, moisture is always accompanied by mold or even dry rot. Those are things you’d rather be rid of than have. A facade impregnation can prevent all these annoying issues.
How Exactly Does Facade Impregnation Work?
Facade impregnation is the way to make your facade watertight again. But how exactly does facade impregnation or waterproofing work?
When we perform a waterproofing treatment, we spray the facade with a water-repellent agent. This agent penetrates the bricks (or other material) and forms an impenetrable barrier. The hydrophobic agent we use is completely colorless. This means that after the waterproofing, your facade will look exactly the same.
After the facade impregnation, water no longer comes into contact with the bricks, but simply drips down, as if your facade were made of glass.
Why is Facade Impregnation so Efficient?
Bricks have small pores through which rainwater can penetrate. These holes become larger over the years as the bricks begin to wear. This way, more and more rainwater can be drawn into these pores.
The problem only gets worse during freezing weather. The rainwater trapped in the pores freezes and expands. The pores in the bricks thus become larger and can cause cracks and fissures. This allows even more moisture to penetrate the facade.
But waterproofing has even more advantages. Since water can no longer penetrate the facade, mosses and algae cannot grow either. They need the water that remains in the pores of the joints and bricks. The same applies to dirt. After waterproofing, it simply washes off the facade. So your facade is not only watertight, but will also continue to look like new.
The Facade may Need to be Repaired before Waterproofing
A leaky facade, with all its moisture problems, is not only due to the pores and cracks in the bricks and joints. Facades that let water through are usually somewhat older and will first need to be cleaned and possibly repaired. Facade impregnation can only be carried out on a smooth, even facade. Only then can the hydrophobic agent sufficiently penetrate the pores of the building material.
Are there small cracks or fissures in the facade? Do you see openings between the windows or doors and the facade? Then these problems will need to be addressed first. It makes no sense to impregnate a facade if water can still penetrate the facade through other places.
How much Does it Cost to Impregnate the Facade?
The cost of waterproofing depends on the surface area of the facade and any cleaning and repair work. For a standard waterproofing treatment, you should roughly expect to pay between 1000 to 1500 euros.
If cleaning work is also necessary, you will of course pay more. How much the facade cleaning costs depends on the facade itself. The dirtier it is, the more work and the more you will have to pay. This also applies to repair work on the facade.
